Our Mission

The law belongs
in an API.

Statute is global regulatory infrastructure for property transactions — starting with Scottish LBTT/ADS. We convert complex, manual tax legislation into verifiable, audit-trailed, legally defensible outputs.

We started in Scotland because the gap is clearest here. SDLT tools serve England. Conveyancing search platforms handle due diligence. No competitor has built a dedicated LBTT compliance engine. Scotland is unserved. Wales is unserved. Globally, property transfer tax compliance infrastructure doesn't exist.

We're building it.

Why We Exist

Scottish solicitors handle
LBTT manually. Every day.

When a law firm handles the purchase of a block of six Edinburgh flats, their solicitor manually works through the Land and Buildings Transaction Tax (Scotland) Act 2013, applying Section 59, calculating ADS exemptions, and hoping they've got it right. If they haven't — they face a negligence claim.

There is no professional-grade tool for this. No statutory citations. No audit trail. No Certificate of Tax Position. No professional indemnity backing. Just a spreadsheet and a prayer.

Statute changes that. One input. Sixty seconds. A legally defensible output with every rate band verified against Revenue Scotland guidance and every assumption documented.

01
Deterministic

Every output is traceable to a specific statutory clause. No ambiguity. No guesswork. The same input always produces the same output.

02
Defensible

Our certificates are designed to be shown to Revenue Scotland, clients, and lenders. Every calculation is documented and timestamped.

03
Honest

We're an early-stage company. We tell practitioners what Statute covers and what it doesn't. No overpromising. No AI hallucinations.

"I'm building the company I wish existed when I started researching Scottish property investment. The 6-unit rule alone saves investors £50,000 per transaction — and most solicitors still calculate it by hand."

Munachimso Odozie is a Nigerian-born founder based in Bristol, UK. With a background in Microbiology, Healthcare, and Computer Science (BSc, OPIT Institute of Technology), he brings a systems-thinking approach to the broken regulatory workflows that slow down property transactions.

Statute was founded after Munachimso spent months mapping the Scottish LBTT legislative framework while researching his own property investment strategy — and realising that no professional-grade tool existed for what he was trying to do.
